Renovations & Refurbishments
Renovations that bring old buildings back to life.
Full house remodels, structural changes and high-end refurbishments across Greater Manchester, Lancashire, Cheshire and beyond.
A renovation is where the discipline of the builder really shows. Everything comes out — structure gets reworked, services get renewed, finishes are put back to a standard that makes the whole project feel new. HJK takes on full-house renovations, strip-back-to-brick remodels, and sensitive heritage projects (we're one of very few contractors in the North West that's delivered a Grade II listed conversion at scale). One team, one programme, one accountable point of contact.

Answers to the questions we get most.
How much does a full house renovation cost?+
It's the widest-range question in construction — a light cosmetic refurb might be £30,000–£60,000, a full strip-back-to-brick renovation with new services, kitchen, bathrooms, plastering and finishes typically runs £80,000–£200,000+ depending on size and spec. Structural work, extending, and heritage/listed buildings add more. We'll walk the property with you and give you an honest bracket before you commit.
Can you handle listed and heritage buildings?+
Yes — we've delivered a Grade II listed conversion at Holywell Manor into 27 dwellings. We understand the sensitivities: like-for-like fabric, sourcing sympathetic materials, coordinating with the conservation officer, and getting Listed Building Consent handled properly.
Do you do full house rewires, replumbs and re-plaster?+
Yes. A full renovation typically means new electrics, new plumbing, new heating, new insulation, replastering, new floors, new kitchen and bathrooms, redecoration throughout. We manage every trade in-house so there's no dropped ball between electrician, plumber and plasterer.
How long does a full renovation take?+
A serious full-house renovation is typically 4–9 months on site depending on scale and structural work. Cosmetic refurbs can be done in 6–10 weeks. We give you a proper programme up front so you can plan.
Can we live in the house during renovation?+
Small phased refurbs — yes. Full-house strip-back-to-brick — usually not, and we'll be upfront about that. It's faster, cheaper and less stressful to move out for a full renovation than try to camp in a live building site.
Do you work with our architect and interior designer?+
Absolutely — we're used to working alongside architects, interior designers and structural engineers you've already appointed. We can also introduce you to trusted contacts if you don't have anyone in mind.
