HJK's directors come from Barratt, Bloor and the country's largest housebuilders, so we know how to build homes properly and to programme. We handle single one-off houses for private clients through to 80+ home developments for landowners and investors. Whatever the scale, you get the same operating model: hands-on directors, fixed pricing, weekly progress, and a warranty you can hand to a mortgage lender.

How much does it cost to build a new house in the North West?+
Rough guide for a good-quality bespoke self-build: £2,200–£2,800 per square metre for the shell and finish (excluding land, professional fees and VAT). High-spec finishes, complex sites or basement construction push it higher. For multi-unit schemes we price per plot after seeing the drawings. We give you an honest steer at feasibility stage before you commit.
Can you build to my architect's design, or do you handle design too?+
Both. We work with your architect and structural engineer on a traditional tender, or we can offer a full design-and-build service in-house — which usually saves cost and time by baking in buildability from the start. Our directors' backgrounds at Barratt and Bloor mean we design for what actually builds efficiently.
Do you build one-off homes as well as multi-unit schemes?+
Yes. We regularly build single self-build homes for private clients, and we also deliver larger schemes — currently 83 homes at Hallstead Meadow, 68 at Westgate Place and 19 apartments at Chester House. The same discipline applies whether it's one home or a hundred.
How long does a new build take?+
A single bespoke home typically takes 10–14 months from ground-breaking to handover, depending on size and specification. Multi-unit schemes run to a phased programme by plot. We give you a proper Gantt chart, not a wave of the hand.
What warranty do new builds come with?+
Every new home we build carries ICW (International Construction Warranty) cover as standard — 10 years of structural warranty, meeting mortgage-lender requirements. We're ICW-registered as a builder.
Do you work with land I already own?+
Absolutely — most of our self-build clients come to us with a plot already secured. We can review the site, feasibility, planning constraints and give you a realistic view of what's buildable and what it'll cost.
