How much does a loft conversion cost in the North West?+
A simple Velux (rooflight) conversion typically starts around £30,000–£40,000. A dormer conversion — the most common type — usually runs £45,000–£65,000. Hip-to-gable and mansard conversions can push £70,000–£90,000+ depending on complexity, en-suite fit-out and finishes. We give you a proper fixed quote after seeing the loft.
Do I need planning permission for a loft conversion?+
Many loft conversions are covered by Permitted Development, but there are volume limits (typically 40m³ for terraces, 50m³ for semis and detached) and rules on materials, dormer positioning and roof shape. Conservation areas and listed buildings almost always need full planning. We'll tell you which applies at the enquiry stage.
How long does a loft conversion take?+
Most dormer conversions take 8–10 weeks on site. Simpler Velux conversions can be done in 5–6 weeks. Larger mansard or hip-to-gable projects run 10–14 weeks. We give you a programme up front and stick to it.
Will I need to move out?+
No — the vast majority of the work happens in the loft itself, sealed off from the rest of your home. The disruptive phase is the staircase installation (usually 2–3 days) and any first-floor ceiling work. We'll be upfront about it and schedule it to suit you.
Do loft conversions add value?+
Yes — a well-executed loft conversion adding a double bedroom with en-suite typically adds 15–20% to a property's value in the North West, easily paying for itself if you're planning to sell within a few years. It's one of the strongest return-on-investment projects a homeowner can undertake.
Do you need building regulations approval?+
Always. Loft conversions must meet Building Regs for fire safety (protected stair, mains-linked smoke alarms, 30-minute fire doors), structural loading, insulation and headroom. We handle the full Building Control process on your behalf.
